Short Sales and Foreclosures

One does not need to look too far to see how our current economic conditions affect the Housing Market.  Today we see more and more home owners needing to sell because they can no longer make their financial obligations, including their mortgage payments.

Many of these home owners are faced with Foreclosure and do not fully understand all of their options. 

In most cases the Foreclosure can be avoided – IT IS TRUE-THE BANKS DO NOT WANT TO OWN YOUR HOUSE!  Foreclosure can lead to on-going financial pressure, stress, judgments and years before closures can begin.

Every home owner’s situation is different and every lender has different programs to assist.  Many lenders are encouraging home owners to process a Short Sale.  This is where the bank/lender will clear the property to transfer to a new owner for less than the amount presently owed by the seller. HOME OWNERS WHO ARE DELINQUENT OR ABOUT TO FALL BEHIND ARE ENCOURAGED TO AVOID FORECLOSURE!

 Choosing the right REALTOR®

Any Real Estate Agent can put your home in the Multiple Listing Service, but not all agents are trained on the Short Sale Process.   Special Training and an understanding of what is needed from the 1st day of the listing is imperative in a successful settlement. Having the right Real Estate Agent is key to navigating this detailed and timely process.

When Interviewing Realtors check references, verify that they have completed the training needed to understand the Short Sale process and most of all verify that they have successfully settled Short Sale transactions. The success of a final settlement will be up to your agent’s knowledge of the Short Sale process and their dedication to work directly with your lender. The REALTOR®  you choose must be not only trained but well organized and have the ability to spend extra time coordinating documents between the lender, buyer, you and all other parties involved in this process.  Short Sales require 4-5 times more time and follow up than normal transactions.  Your agent must be dedicated and knowledgeable to this process.
